Property Management Agreement Checklist
Checklist of items that must be completed before management can begin.
Property Management Agreement - 0 % Cancellation Fee
A contract between the owner of income property and a management firm or individual property manager that outlines the scope of the manager's authority.
W-9
A tax form which certifies an individual's tax identification number. This form must be present in a brokerage account's files to avoid backup withholding by the IRS.
Exclusive Right to Rent
A legal contract giving the property management the authority to rent, show or sell your home.
MLS Profile Sheet
The MLS Profile sheet will be used to input information in the REALTOR MLS. This form is typically filled out by the representing agent and given to owner to sign.
Agency Disclosure
Requires real estate agents who act on behalf of buyers or sellers to disclose who represents whom in a real estate transaction.
Notification of Arizona Residential Property
It is required by law to specify the status of your property In compliance with ARS §33-1902(A): an owner of residential property shall maintain with the Assessor in the county where the property is located information required by this section in a manner to be determined by the Assessor. If the property is owned by a corporation, limited liability company, partnership, limited partnership, trust or real estate investment trust, include the name, address and telephone number of the business entity and the statutory agent, if applicable.
Owner’s Notice concerning Condition of Property
A PDF document that must be completed prior to management. It is a notice of the seller’s Knowledge of the condition of the property.

Rental Lease

Used as part of a standard lease to insure the tenant is aware of the dangers of having a pool.
Mold Addendum
Used as part of a standard lease to insure the tenant is aware of the dangers of Mold.
Lead Based Paint Addendum
Used as part of a standard lease when the property was built prior to 1978, to insure the tenant is aware of the probability of lead based paint being present on the property.
